You are under contract. Now we move through escrow and get you to a smooth closing. In Florida, closings are typically handled by a title company or attorney who serves as a neutral third party. My job is to keep you informed, on schedule, and confident at every step.

1) Earnest Money and Down Payment

You will deposit earnest money shortly after your offer is accepted. The title company holds these funds in escrow. Later, your down payment and loan funds complete the purchase. A larger down payment can reduce monthly payments and total interest over time. I will confirm exact amounts and deadlines so nothing is missed.

2) Title Company and Escrow Basics

The title company coordinates documents, holds deposits, and disburses funds at closing. They also order the title search and title insurance. Make sure your earnest money is funded because the check or wire will be deposited. If the deal closes, the deposit is credited to your purchase. If the contract is canceled, your contract terms decide if the deposit is refundable. 3) Typical Escrow Timeline

5) Utilities and Services
